Selling Your Home Over the Holidays
Many recognize this time of year as an opportunity to celebrate with friends and family, but it is also a time when homes are purchased and sold. If your home is currently on the market or soon to be listed, here are some tips to attracting a buyer:
1.As always, less is more. Pack away any photos, trophies and other personal items. It may seem to you a bit impersonal, but it allows potential buyers the opportunity to see themselves and their own personal treasures within your home.
2.Keep your holiday décor to a minimum. If tolerable, keep your holiday decorations packed away for another season. Some might find overtly religious décor offensive, so it’s best to keep to a winter theme instead. Try winter pinecones in a basket or other Fall and Winter items.
3.Photos, Photos, Photos. Due to inclement weather, fewer interested buyers will be out and about this season, so be sure your home is represented well in photos and virtual tours online. As we know, most potential buyers start their home search on the internet, but this time of year it is even more critical given the weather. If available, hire a professional photographer to take photos of your home.
Selling your home over the holidays can be challenging, but it is the perfect opportunity to take advantage of serious buyers that may have more free time for house hunting – especially while other homes may have been pulled off the market.

Healing Housing Market!


Today, the housing market is showing tentative signs of healing. Existing home sales have stabilized, house prices have bottomed, the homeownership rate has ticked up, and the threat of a massive shadow inventory is fading. Economic growth is firming in parts of the country that missed the worst of the bubble and new workers will need places to live. Rental markets are getting tighter and new housing construction could soon follow, perhaps reflected in the recent improvement in home builder sentiment.

Let’s Wait Until Spring…

This time of year, we Realtors hear the same refrain: “I’m going to wait to list my home until the spring buying season begins next year.” At times this may be a good idea, specifically if a home is in need of repairs or upgrades prior to listing. Now would be the time to make those repairs to make it “market ready.”
But, I believe now is the time to list your home and here’s why. Banks and economists are warning of a glut of foreclosed homes coming to the market next spring. Late last year, banks were warned that they needed to guarantee that the paperwork necessary to start a foreclosure process on a family was both accurate and complete. Since then, the banks have slowed the foreclosure process while the re-evaluate their procedures. There are a large number of seriously delinquent mortgage loans in limbo and waiting for a settlement between the banks and the state attorney generals.
With these millions of homes awaiting foreclosure, now is the time to list. Get your home ready for sale and on the market, before these homes beat you to it!

August Market Report for Central Indiana


Pending and closed sales achieved respectable gains in central Indiana according to the latest MIBOR Monthly Indicators Report of Broker Listing Cooperative® data. Closed sales for the three months ending in August rose 15.1 percent and 33.5 percent in August alone. Pending sales rose 11.2 percent in the three-month view and 7.2 percent in August.

Price, consistently the bright point, remained stable. For the three months ending in August, median sales price was up 3.6 percent to $129,500 and average sales price ticked up to $165,122; a 2.3 percent increase. August only, while still in the positive, saw less increase. Median sales price rose 1.6 over the previous August and average remained consistent, up by 0.6 percent.

In less good news, months of supply remains high; 10.3 months when examining the three months ending in August and 9.9 months for august only. Both are increases over the same time periods last year. Along with the Monthly Indicators report, a one-page report of each county within the service area is also provided. In total, these data sets are intended to be a snapshot of the market, providing historical comparisons whenever possible. The data was pulled from the BLC® listing service on Sept. 16.

1. Curb appeal is key to selling your home
If it looks rundown from the outside, then it probably is on the inside too. Curb appeal is all about first impressions. Buyers want to feel like they could live in a home from the moment they pull up in front of it. Basic improvements such as exterior painting, cutting the grass and planting some flowers improve the look of a home from the outside tremendously.

2. Deodorize

Indianapolis Market Report


2011 Housing Market: Slow But Steady

In the first half of 2011, decreased housing activity and stable prices defined the central Indiana market according to the MIBOR Monthly Indicators Report of Broker Listing Cooperative® data. Closed sales for the first six months of 2011 dipped compared to the same time period last year, decreasing 12.7 percent. Closed sales in June 2011 compared to June 2010 dropped to a lesser degree of 6.3 percent.

Price, consistently the bright point, remained relatively stable. For the six months ending in June, median sales price was down one percent to $120,788 and average sales price ticked up just slightly to $150,797; a 1.1 percent increase. June only numbers provide a brighter price picture. Median sales price rose four percent in June while average sales price ticked up 2.9 percent.

June only pending activity provided the most positive indicator with pending sales climbing 19 percent for the month.

Along with the Monthly Indicators report, a one-page report of each county within the service area is also provided. In total, these data sets are intended to be a snapshot of the market, providing historical comparisons whenever possible. The data was pulled from the BLC® listing service on July 19. Good News for Indy!


Combining several lists: the U.S. Office of Management and Budget, the U.S. Bureau of Labor Statistics, Forbes, CNN, and Sperling's Best Places, these are the top five cities for both job opportunities and affordable housing.

1. Indianapolis, Indiana
This Hoosier city scored high on every list. The city boasts 10 sports teams, an a amazing city park system, including Canal Walk, and one of the nation's top museums, Indianapolis Children's Museum.
Labeled both the Amateur Sports Capital of the World and the Racing Capital of the World, Indianapolis has one of the lowest costs of living for a major metro area at nearly 18% less than the national average.
The median price for a home here is $120,000. Surrounded by thriving suburbs offering easy commutes into the city, as well as a variety of city living options, you can find great housing at a good price.
The job outlook is very optimistic, with jobs in management from the numerous corporate headquarters to scientific and tech jobs. The jobless rate in Indianapolis is less than 8% - that's nearly 3-5% below the national average.
