Central Indiana Market Review: A Strong October Follows September’s Breakthrough
Housing data released by MIBOR today shows the second straight month of increased prices and closed sales. October data rides the positive wave created in September with closed sales up 9.4 percent in October compared to October of last year and 5.9 for the three months ending in October. Pending sales were equally encouraging with pending sales increasing 11 percent in October over October of 2013 and 7.3 percent for the three months ending in October.
Sales prices remain strong. The median sales price increased 5.5 percent in the quarter ending in October to $142,400 compared to the same quarter last year and grew 5.6 percent in October only data to $139,900 compared to October 2013. Average sales price also fared well with a 5.4 percent increase in the quarter to $177,727 over the last time period last year and up to $177,175 for October only – a 6.8 percent increase over the same month last year.
New listings increased by 4.9 percent and months supply of inventory rose 2.4 percent to 5.4 months of available homes for sale.

Local Market Review: May Data Reveals Stable Pricing

Housing data released by MIBOR last week shows stable increases in home prices in central Indiana with continued decreases in closed and pending sales. Across the region, new listings increased 1.2 percent for the quarter ending in May and decreased only slightly by 1 percent in the month of May. Months of inventory stands at 5.3 months.
Sales prices remain stable. The Median Sales Price increased 3.8 percent in the quarter ending in May to $137,500 compared to last year and grew 1.4 percent in May only data to $140,000 compared to May 2013. Average sales price also fared well with a 4.1 percent increase in the quarter to $171,753 over the same time period last year and up to $175,903 for May only – a 2.1 percent increase over May one year ago. Closed sales decreased 8.6 percent for the quarter compared to the same time period in 2013 and dropped 9.0 percent in May compared to a year ago. Pending sales followed a similar pattern, down 6.9 percent for the quarter and 6.8 percent in May alone. |

What do all these numbers mean?
Much has been said in 2014 regarding real estate transactions, home
prices, interest rates, etc. So much
that it often confuses even the most seasoned real estate professionals. Here’s our take on what’s going on locally:
Real Estate Transactions
In both the first quarter of 2013 and 2014, 111 homes sold in
Zionsville. This marks the consistency
we like to see in the real estate market – no huge gains or declines. Further, this winter was marked by some of
the worst weather we’ve seen in decades, making the prospect of viewing homes
for sale somewhat difficult.
Home Prices
When comparing the first quarter of 2014 to that of the previous year,
we saw a nearly 5% increase in average sales price. Again, this marks the moderate improvement
and consistency that we see as a positive sign in the market place.
Interest Rates
A recent Money Magazine article,
rates are expected to climb from their current 4.4% to 5.3% by the 2nd
quarter of 2015. Bottom line, purchasing
a home will not get cheaper and may get more expensive.
