Indianapolis Market Review: Activity and Prices Climb!!!

Housing data released by MIBOR today shows continued strong sales and price activity through October 2013 with a weakening in pending sales activity. The slowing trend of pending sales in the last few months has resulted in the first negative metric all year with pending sales in October down 1.8 percent from October 2012. Closed sales still performed well increasing 6.6 percent in October and up 11.6 for the quarter ending in October.

According to the MIBOR Monthly Indicators Report, prices maintain a steady climb with median sales price up 4.9 percent for the quarter, and up 5 percent for the month of October.  Average sales increased 4.9 percent in October and 4.4 percent for the quarter ending in October. The current average sales price in central Indiana is $165,916; median sales price is $132,500. Months of inventory dipped to 5.3 months.

Along with the Monthly Indicators Report, a one-page report of each county within the service area is also provided. In total, these data sets are intended to be a snapshot of the market, providing historical comparisons whenever possible. The data was pulled from the BLC® listing service on November 18.

Local Market Review: Third Quarter Data Signals Continued Progress in Housing Market

Third quarter 2013 housing data released by MIBOR today shows continued strong sales and price activity coupled with a slowing in pending sales. Closed sales activity is still strong in the double digits, however the rate of increase tapered off in September and the third quarter from the hot early quarters of 2013. According to the MIBOR Monthly Indicators Report, the number of closed sales in central Indiana increased 21 percent in the third quarter compared to the same period of 2012. Closed sales rose 13.3 percent in September alone when compared to September of last year. Pending sales slowed more by increasing by 8 percent for the month of September and 11.1 percent in the quarterly comparison. To balance that, the much-watched new listings figure keeps climbing. New listings increased by 18.4 percent in September and 17.6 percent for the quarter ending in September. Prices maintain a steady climb with median sales price up 6.5 percent for the quarter, and up 3.8 for the month of September. Average sales increased 4.9 percent in September and 4.4 percent for the quarter ending in September. The current average sales price in central Indiana is $167,430; median sales price is $135,000. Months of inventory stands similar to the last few months at 5.5 months. Indianapolis Market Review: Sales Still Hot, But Pace Slowing Down

The August 2013 housing data released by MIBOR today shows that while sales activity is still strong – in the double digits – the rate of increase tapered off in August from the high spring and early summer activity. This is most apparent in the pending sales numbers. According to the MIBOR Monthly Indicators Report, the number of closed sales in central Indiana increased 22.2 percent in the three months ending in August 2013 compared to the same period of 2012. Closed sales rose 14.5 percent in August alone when compared to August of last year. Pending sales slowed more increasing by 12.8 percent for the month of August and 15.3 percent in the quarterly comparison. To balance that, the much-watched new listings figure keeps climbing. New listings increased by 15.9 percent in August and 15.8 percent for the three months ending in August. Prices performed well with median sales price up 5.6 percent for the quarter, and up 6.2 for the month of August.  Average sales increased 3.5 percent in August and 4.1 percent for the quarter ending in August. The current average sales price in central Indiana is $171,860; median sales price is $138,000. Consistent with last two reports, months of inventory stands at 5.6 months.

Year-End Market Review: 2012 Turned a Corner!

The year-end 2012 housing data released by MIBOR today shows a significant and welcome increase in closed and pending sales in central Indiana compared to 2011. The number of closed sales in central Indiana increased 18.5 percent in 2012 over 2011. Closed sales rose 26.9 percent in the three months ending in December 2012 when compared to the same three-month period last year. In December alone, closed sales increased by 13.4 percent. Pending sales increased by 23 percent in the three months ending in December and 16.4 percent in the one-month comparison. For the year, pending sales increased 14.9 percent. Gains in activity were seen month after month through 2012 and prices remained stable. Median sales price for the year increased 3.6 percent over 2011. Average sales rose 3.3 percent for the year. Inventory stabilized to 7.4 months.

Reviewing 2012

In reviewing the 2012 Zionsville real estate market, we are again pleased with the consistent growth and improvements in the market.  We’ve reviewed several indicators, including average sales price, number of homes sold, as well as new construction volume in Zionsville.  Homes sold in 2012 increased by 27% over 2011, marking a further growth in the market. 
 

This steady increase in sales price indicates a steady and sustainable growth in the housing market in Zionsville.  Further 131 new construction permits were filed in 2012 in Zionsville accounting for almost 25% of the homes sold in Zionsville.  This points further to the continued growth of the Zionsville housing market.
